To better assist you with your application process, please review the screening and qualification criteria we consider, subject to applicable laws and regulations. These requirements do not claim representation that all residing members of our community have met our criteria and shall not guarantee against future criteria changes superseding should the application expire before a signed lease is executed. Any expired application will require an acknowledgment of current requirements and a new application fee will apply.
By checking each “I understand” statement and signing the full acknowledgment, the applicant consents to the landlord, or their designated agent, to screen various credit, residency, and criminal history reporting services. The applicant further declares all provided information is complete, true, and correct. All prospective residents or occupants of the dwelling 18 years of age or older must complete an application, acknowledge screening requirements and criteria, and pay applicable fees. Any falsification of information on the application will result in denial of residency and loss of application deposit and administrative fees, as liquidated damages for our time and expense.
Application and Administrative Fees
At the time of application, a non-fundable fee of $55.00 US Dollars will be due. The application fee is non-refundable regardless of approval, cancellation, or denial.
An administration fee of $150.00 will also be due at the time of application. If approved, the administrative fee shall be applied, at our discretion, to the security deposit, rental amount required, or any other fees in accordance with the executed lease upon move-in. Should your application be denied, the administrative fee refund will be processed within thirty (30) days. Cancellation of application or lease will not constitute a right to refund of administrative fees and the applicant acknowledges the held funds will be non-refundable pending approval.
Returned or Rejected Payments
If check, credit, or debit funds are returned or rejected by a bank or other entity for any reason, the applicant will be charged a $50.00 US Dollars non-sufficient funds fee. This fee will be due along with the original amount made payable by certified funds to G & C Management within 24 hours of notification.
I understand my application fee of $55.00 US Dollars is non-refundable and an administrative fee of $150.00 US Dollars is only refundable if my application is denied. If my payment or funds are returned or rejected, the original amount plus a $50.00 USD fee will be due within 24 hours by certified funds only made payable to G & C Management.
Age & Identification
All applicants for lease holder or occupancy must be 18 years of age or older or have legal ability to enter into a contract (unless protected by familial status). Each applicant 18 years of age or older must individually complete, date, sign, and pay applicable fees for separate applications.
Applicant must provide positive identification1 by providing a copy of valid driver’s license or other government-issued photo identification of the following; 1) a United States government-issued Social Security number, 2) Form I-94 Arrival-Departure Record showing entry date and the authorized period of stay; 3) temporary resident alien card verifying approved entry by the United States government (I-94W); 4) Form I-95; 5) Form I-151; 6) Form I-1551 Permanent Resident Card (Alien Registration Receipt Card); 7) Form I-688 Temporary Resident Card; 8) Form 1-688A Employment Authorization Card; 9) Form I-688B; 10) Form I-766.
I understand the identification requirements and have provided positive proof per the accepted forms list as required.
Employment Verification
Each applicant must supply proof of stable, verifiable employment of at least 3 months. An employment history of less than 3 months will not constitute application denial but may require an additional deposit or lease guarantor.
Applicants who are not employed, self-employed, or a full-time student, and lack the required proof of income, will not constitute automatic denial but may require an additional deposit or an approved guarantor.
Rent to Income Ratio
All applicants must provide verifiable income of at least 2.5 times the rental amount less any concessions or incentives. If the applicant’s income is insufficient, a guarantor with income at least 5 times the rental amount will be required.
I understand I must provide verifiable proof on stable employment and income for screening and may be required to provide additional deposit or signature of approved guarantor if insufficient or incomplete proof is provided.
Credit Screening
All applicants will be subject to a credit screening. Unsatisfactory credit reports and excessive collections, regardless of status, may result in denial of application.
An applicant with more negative than positive accounts, bankruptcy, or repossession may require an additional deposit or approved guarantor.
I understand credit screening results will impact the overall application. If the application is denied, I will have the right to request a copy of my credit report from the reporting agency used.
Residency Verification and History
All occupants 18 years of age or older (except first-time renters) must have at least 12 months of verifiable and positive residency history. Verification may be performed by a third party. First-time renters may be required to provide an additional deposit or approved guarantor.
Applications will result in automatic denial if 7 years recent history shows evictions, multiple late payments, returned checks, poor housekeeping, unauthorized occupants, property damage or failure to adhere to policies and regulations of the community and management company, or conduct disturbing the rights and comforts of others. Landlord references indicating the landlord would not re-let to the applicant due to lease violation will also be grounds for automatic denial.
If the applicant owned their immediate prior residence, mortgage history must be verified through credit report or other documentation of home ownership.
I understand prior resident history will be verified and negative results may result in my application being denied or require additional deposit or approved guarantor.
Criminal History
All applicants (and current residents upon renewal where applicable) will be screened for criminal history. Landlord will consider the entire application and does not exclude individuals solely on past prior convictions and only considers records that are reportable under the Fair Credit Reporting Act and rules of NV.
Convictions do not result in automatic denial and all consideration will be given to nature, date, and circumstances of the conviction.
Convictions involving sexual misconduct, drug related crimes, theft, or physical crime against a person or another person’s property may allow for approval with special conditions or denial based on crime and date of charges.
Any applicant or current resident appearing on the list of known terrorists and wanted fugitives as provided by the Office of Foreign Asset Control (OFAC), federal agencies (including FBI or other state and local law enforcement agencies) will be denied. All applicants 18 years of age and older will be screened through the OFAC.
I understand criminal history and convictions will be screened and may be grounds for denial or approval with special conditions or the application.
Guarantors
If an applicant does not qualify for tenancy, an acceptable guarantor may be used. Acceptable guarantors must reside in the United States and qualify through a separate application and pay all applicable fees. If a qualified guarantor is not available, an additional deposit may be required.
Occupancy Standards
Occupancy of the leased unit is limited to the persons listed on the lease and maximum occupancy is based on the number of bedrooms in a unit. Occupancy shall not exceed two persons per bedroom plus one additional person per unit.

Animal Requirements
While we are a pet-friendly community, some species, breeds, sizes, or other restrictions may apply. Approved animals will be subject to a non-refundable deposit of $100.00 USD, refundable deposit of $250.00 USD, and a monthly pet rent of $25.00 per pet.
Though we do not have breed restrictions, all pets living in unit must be under 50lbs.
Application Denial Notification Procedure
Should an application be denied, an adverse action letter will be provided to the applicant. You will receive information regarding your rights to challenge the application decision with your adverse action letter.
