ELIGIBILITY
- Must be 18 years of age or older at time of entry
- Must be a legal resident of the United States of America
- Employees, officers, and directors of Kromer Investments and its subsidiaries, affiliates, and their immediate family members (spouse, parents, siblings, children) and household members are not eligible
- Void where prohibited by law
HOW TO ENTER- 2 Ways:
- Visit the Stone Village leasing office at 4060 Gardella Ave, Reno, NV 89512 during the Entry Period and leasing hours:
- Monday-Friday: 9 am – 6 pm
- Saturday-Sunday: 10 am – 5 pm
- Complete official entry form with required information (name, address, email, phone number) at the leasing office
- Limit one (1) entry per person for the entire Sweepstakes Period
- All entries will be date and time-stamped
- No purchase, donation, payment, or property tour required to enter

One (1) Grand Prize: Your Dream Apartment, Move-In Ready
Winner receives twelve (12) months of free rent in a beautifully furnished two-bedroom, two-bathroom apartment (Unit #443) at Stone Village.

- Renters insurance (required for occupancy)
- Any other fees not explicitly listed above
Prize Conditions & Requirements:
Winner must meet Stone Village's standard leasing qualifications:
- Income Verification: Minimum annual salary of approximately $50,000
- Background Check: Standard criminal background screening
- Credit Check: Creditworthiness evaluation
- Rental History: Verification of previous rental references
- Security Deposit: $500 required only if credit or income criteria are not fully satisfied; otherwise waived
Additional Terms:
- Winner must execute a standard 12-month lease agreement and comply with all Stone Village lease terms, community rules, and regulations
- Winner must maintain renters' insurance throughout the lease term
- Winner must move in by December 31, 2026, or the prize will be forfeited
- Prize is non-transferable, non-assignable, with no cash alternative or substitution
- Winner is solely responsible for all federal, state, and local taxes associated with prize receipt and/or use

WINNER SELECTION & NOTIFICATION
- One (1) winner will be selected by random drawing on Thursday, August 13, 2026
- Kromer Investments representatives will conduct a drawing
- Winner need not be present to win
- Winner will be notified by phone and/or email within 48 hours of drawing
- Winner must respond within five (5) business days of notification to claim the prize
- If the winner does not respond within five (5) days, is found to be ineligible, does not comply with the Official Rules, or fails to qualify for the lease, the prize will be forfeited, and an alternate winner will be selected by random drawing
- Up to two (2) alternate winners may be selected if necessary
GENERAL CONDITIONS
- By entering, participants agree to be bound by these Official Rules
- Sponsor reserves the right to verify eligibility and compliance with Official Rules
- Sponsor reserves the right to disqualify any entrant for violation of the Official Rules or any fraudulent, dishonest, or suspicious activity
- Released Parties (defined below) are not responsible for lost, late, incomplete, invalid, unintelligible, damaged, or misdirected entries
- In the event of a dispute regarding online entry, entry will be deemed submitted by the authorized account holder of the email address
- Sponsor's decisions are final and binding on all matters relating to this Sweepstakes
LIMITATION OF LIABILITY
By participating, entrants agree to release, discharge, and hold harmless Kromer Investments, Stone Village, and their respective parent companies, subsidiaries, affiliates, officers, directors, employees, agents, and representatives (collectively, "Released Parties") from any liability, loss, or damage arising from or in connection with participation in this Sweepstakes or acceptance, use, or misuse of prize.
PUBLICITY RIGHTS
By accepting the prize, the winner has the option of granting the Sponsor permission to use the winner's name, likeness, voice, biographical information, and statements for advertising and promotional purposes without additional compensation, except where prohibited by law.
DISPUTES/GOVERNING LAW
Except where prohibited, all issues and questions concerning the construction, validity, interpretation, and enforceability of these Official Rules shall be governed by the laws of the State of Nevada without giving effect to any choice of law rules. Any legal proceedings arising out of this Sweepstakes shall be brought in courts located in Washoe County, Nevada.
